Buy-to-let mortgages are designed for people buying a property to rent out rather than live in themselves.
Unlike residential mortgages, lenders usually base affordability mainly on the expected rental income from the property. The rent typically needs to cover around 125% to 145% of the mortgage payments, depending on the lender and your tax position.
Lenders also run affordability checks known as stress tests, where the rental income is assessed against a higher interest rate to ensure the mortgage would still be affordable if rates increased.
Deposits for buy-to-let properties are typically larger than residential mortgages, and the mortgage is often structured on an interest-only basis, although repayment options are also available.
